Olsson’s Land Development team is working with the architects and developers who recently completed work on the wildly successful Downtown Denver Union Station. The project is an exciting, multifamily development project in Fort Collins (Colorado) that blends the best of upscale, urban living with the community feeling and beauty of northern Colorado.
The proposed Foothills Mall Multifamily project will be located within the newly renovated Foothills Mall. The 11-acre site will include 19, two- and three-story buildings with a total of 408 units and 509 bedrooms. Olsson is working with JNS Architects, which recently completed work on the Crawford Hotel at Denver’s Union Station. McWhinney, the real estate developer on the project, also worked on the Union Station renovation and expansion.
The mall redevelopment is a centerpiece of the area and will provide access to shops, restaurants, a state-of-the-art theater, and open spaces for—all within walking distance. Olsson will provide the civil engineering infrastructure design on the multifamily project, including grading design, water and sewer design, and storm drainage design. Since this project is part of the larger mall redevelopment project, the existing utilities and site constraints have caused many challenges for the Land Development team. However, close coordination with McWhinney, JNS Architects, the City of Fort Collins, and the mall developer, has ensured the success of the civil site design. In addition to the 19 buildings, the project will consist of 276 off-street parking spaces, 215 garage spaces, mews, and sidewalks. The sidewalks, parking and mews will provide connectivity between the project’s “social fitness” spaces—a mix of courtyards and outdoor gathering spaces with unique themes.
This type of high-end, modern, multi-unit housing will be a unique and exciting addition to Fort Collins. Olsson is pleased to have the opportunity to be part of a team effort on this project.
Olsson’s Colorado Land Development team moved into Loveland in July 2013. The office started with Kris Pickett and has quickly grown to 25 total staff, which includes 10 in land development. The rest of the staff is involved in municipal services, water resources, surveying, environmental, and administrative work. Some key land development projects completed to date include Agrium, a research and development facility (industrial); Northridge Subdivision (residential subdivision); Severance Shores Subdivision (residential subdivision); Centerplace Phase 4 (retail); and several Kum & Go stores (retail).
